Property Management

Below is a standard partial list of services we provide when we commence a new property management account. Each of these services is performed with hands on attentiveness to the goals of the Owner.

  • Provide monthly or quarterly reporting of all properties.
  • Provide distribution of the funds on a monthly or quarterly schedule.
  • Open an operating account with the Client and CRESINC as co – signors.
  • Inspect the property at least three times a month.
  • Pay all bills, taxes and insurance premiums out of the proceeds from the property.
  • Abstract all the leases and vendor contracts into our Yardi Commercial Property Management Software.
  • Inform you of on going tenant, legal, maintenance and capital issues.
  • Maintain clear communication with the tenants.
  • We would enforce the letter of the lease and correct leases where needed.
  • We would assist the Owners in vacating the tenants and contract any legal help necessary.
  • Create an annual budget.
  • Perform annual or quarterly common area maintenance reconciliation.

Asset Management

  • CRESINC continues to manage properties that are out of state. Owners enjoy the simplicity of a detailed quarterly report, a distribution check and the knowledge that the day to day headaches of dealing with management companies, tenants and vendors are handled with professionalism and care.
