Our full-service management covers a broad spectrum of activities, all performed with a meticulous, hands-on approach aligned with the owner’s objectives. Here’s how we ensure the utmost care and efficiency in managing your properties:

  • Regular Inspections: We conduct thorough property inspections at least three times a month to ensure everything is in top condition.
  • Financial Management: CRESINC facilitates robust financial oversight, including monthly or quarterly reporting and distributions, managing operating accounts as co-signers with our clients, and handling all property-related payments, from bills to taxes and insurance premiums.
  • Lease and Vendor Management: Through our Yardi software, we meticulously abstract all leases and vendor contracts, ensuring seamless management and compliance. This includes enforcing lease terms, making necessary corrections, and providing support in tenant transitions, including legal assistance if needed.
  • Tenant Relations: Maintaining clear and effective communication with tenants is a cornerstone of our service, ensuring a harmonious occupancy environment.
  • Budgeting and Maintenance: We create and manage annual budgets and perform annual or quarterly common area maintenance reconciliations, ensuring the financial health and physical upkeep of your property.

Property Management

Below is a standard partial list of services we provide when we commence a new property management account. Each of these services is performed with hands on attentiveness to the goals of the Owner.

  • Provide monthly or quarterly reporting of all properties.
  • Provide distribution of the funds on a monthly or quarterly schedule.
  • Open an operating account with the Client and CRESINC as co – signors.
  • Inspect the property at least three times a month.
  • Pay all bills, taxes and insurance premiums out of the proceeds from the property.
  • Abstract all the leases and vendor contracts into our Yardi Commercial Property Management Software.
  • Inform you of on going tenant, legal, maintenance and capital issues.
  • Maintain clear communication with the tenants.
  • We would enforce the letter of the lease and correct leases where needed.
  • We would assist the Owners in vacating the tenants and contract any legal help necessary.
  • Create an annual budget.
  • Perform annual or quarterly common area maintenance reconciliation.

Asset Management

CRESINC continues to manage properties that are out of state. Owners enjoy the simplicity of a detailed quarterly report, a distribution check and the knowledge that the day to day headaches of dealing with management companies, tenants and vendors are handled with professionalism and care.
